According to Matt and Shannon, this surge isn’t just about short-term gain. It’s a strategic play.

“People are prioritising location and functionality over everything,” they said. “If the leasing market tightens, you want to be holding an asset in a prime area, with strong underlying fundamentals. Eagle Farm ticks all the boxes.”

Add to that the suburb’s proximity to Brisbane Airport, the Port of Brisbane, and major arterials, and it’s easy to see why demand has intensified.

Looking Ahead: Growth on the Horizon

With the 2032 Olympics on the horizon, many large REIT funds and Large Individual portfolio holders are expecting enormous capital growth in the Industrial sector with Eagle Farm leading from the front.

“Buyers are being more selective, and Eagle Farm continues to come out on top,” Shannon said. “Whether it’s for long-term holds or strategic short-term plays, this market is firing.”
